## Key Takeaways

- Hometap will buy a share of your home equity now in exchange for a portion of your home’s future value.
- When you settle, you will pay a percentage of your home’s value at that time. If you sell a 10% stake, Hometap says it will cost 18% of your home’s future value if you settle the agreement in years 6-10.
- To qualify, you must have at least 25% equity, a 575 credit score, and be located in one of the 27 states Hometap serves.

## How does Hometap work?

[Hometap](https://money.com/pr/c6463490c714?data-trk-company=hometap-review&data-trk-imp=true&data-trk-pcu-type=direct_link&data-trk-pcu-uuid=c6463490c714&encoded_id=) offers home equity investments, which means it buys a portion of your home equity now in exchange for a share of your home’s future value. This lets homeowners turn equity into cash without taking on monthly payments or interest. Hometap’s home equity investments currently go up to $600,000 and have 10-year terms.

The process for getting a home equity investment at Hometap starts online and looks like this:

1. **Get an estimate.** Provide your address, and Hometap will assess whether your property is a good fit.
2. **Fill out an online application.** You’ll need to provide some personal, financial, and property details. If you're approved, Hometap assigns an investment manager to walk you through the process and review your offer.
3. **Have your home appraised**. Hometap will send an appraiser to determine your home’s value.
4. **Review your offe**r. If the terms are agreeable, you’ll sign and accept the investment offer.
5. **Receive your funds.** Hometap will wire you the funds, which you can use for any purpose.
6. **Settle your agreement.** When you’re ready (or when the 10-year period is up), you will pay Hometap the agreed-upon portion of your home’s value.

## Who qualifies for Hometap?

Homeowners with FICO credit scores of at least 575 and a 25% equity stake or larger could qualify for a home equity sharing agreement with Hometap. Qualifying properties include single-family homes, condos, vacation homes and rentals, one- to four-unit multi-family homes, and manufactured homes. The property must also be located in one of the 27 states where Hometap operates.

Here’s a summary of Hometap’s requirements:

| Credit Score | Minimum of 575 |
| --- | --- |
| Equity amount | 25% or higher |
| Property type | Single-family homes, condos, vacation and rental properties, 1- to 4-unit multi-family homes and manufactured homes |
| Property location | Alabama, Arizona, California, Delaware, Florida, Georgia, Idaho, Indiana, Kentucky, Michigan, Missouri, Montana, Nebraska, Nevada, New Hampshire, New Jersey, New Mexico, New York, North Carolina, Ohio, Oregon, Pennsylvania, South Carolina, Tennessee, Utah, Virginia, Wisconsin |

## How much does Hometap cost?

Hometap has no interest or monthly payment under its agreement. Instead, Hometap’s cost depends on how much home equity you choose to sell and your home's value when you ultimately settle the agreement.

The maximum share you can sell to Hometap is 27%. The company caps what it can receive at settlement at an equivalent of an 18.5% annual interest rate on your initial lump sum. Hometap also charges a 4.5% upfront fee on the total investment amount, capped at $20,000.

You will also pay fees for other services during the signing process, including notary, document recording, appraisal, and title insurance fees, to name a few. These costs vary by location, and Hometap deducts them directly from your initial payment.

Here’s an example: Say your home is worth $400,000 and you sell Hometap a 10% stake ($40,000). According to Hometap, its share would be 18% of your home's value if you settled in 6 to 10 years. Here’s how the numbers work out if your home depreciates by 4% or 8%, does not change in value, or appreciates by 3.25% or 8% and you settle after 10 years.

Home equity sharing agreement sample repayment

| Annual change | 8% depreciation | 4% depreciation | 0% change | 3.25% appreciation | 8% appreciation |
| --- | --- | --- | --- | --- | --- |
| Home value | $368,000 | $384,000 | $400,000 | $550,758 | $863,570 |
| Amount owed to Hometap (not including upfront fees) | $66,240 | $69,120 | $72,000 | $99,136 | $155,443 |

_*This example is for illustration purposes only. Amounts are based on Hometap's pricing calculator.*_

## Hometap pros and cons

[Hometap](https://money.com/pr/c6463490c714?data-trk-company=hometap-review&data-trk-imp=true&data-trk-pcu-type=direct_link&data-trk-pcu-uuid=c6463490c714&encoded_id=) has both advantages and drawbacks. Consider both carefully before signing a home equity sharing agreement.

Pros

- No monthly payments or interest charges.
- You can access large amounts of cash (up to $600,000, if you have enough equity).
- You don’t need a high credit score to qualify.
- The company has nearly a decade of experience in home equity investing.

Cons

- Its home equity sharing agreements are only available in 27 states.
- Its upfront fees could significantly reduce your payment.
- You could owe much more than you receive if your home appreciates a lot.
- You will owe a large lump sum when you settle the agreement.

## How does Hometap compare with Point and Splitero?

[Point](https://money.com/pr/scaa64f8cd24?data-trk-company=point-review&data-trk-imp=true&data-trk-pcu-type=direct_link&data-trk-pcu-uuid=scaa64f8cd24&encoded_id=) and [Splitero](https://money.com/pr/i5ba117bc02d?data-trk-company=splitero-home-equity-sharing-review&data-trk-imp=true&data-trk-pcu-type=direct_link&data-trk-pcu-uuid=i5ba117bc02d&encoded_id=) also offer home equity investments, but Splitero’s maximum safety cap is 17.99%, lower than Hometap's (18.5%). Splitero will only purchase up to 25% of your home’s value, compared with Hometap's 27%. It also has a higher upfront fee (4.99%) and a smaller geographic footprint.

Point’s terms last much longer than Hometap’s (up to 30 years). It also requires just a 500 credit score, serves 32 states, and offers HELOCs. You might prefer a HELOC if you’re not sure how much you need to borrow or want ongoing access to cash.

## Hometap FAQs

### Is Hometap better than a HELOC?

Hometap may be a better solution than a HELOC if you’re looking to access your home equity without taking on a loan, monthly payments, or interest. However, if you’re not sure how much you need or you want extended access to cash, a HELOC may be the better fit.

### Is a Hometap investment a good idea?

A Hometap investment may be a good idea if you need a lump sum of money and don’t want monthly payments or interest. Be careful to run the numbers and compare investment companies, though. If your home appreciates a lot, you could end up paying the investor much more than you initially borrowed.

### What percentage does Hometap take?

Hometap’s percentages vary, but they won't exceed the equivalent of an 18.5% annual interest rate on the initial payment you receive. It also charges a 4.5% upfront fee, plus fees for an appraisal and other services associated with processing and signing the agreement.
