If you're interested in using a 30-year fixed-rate mortgage to buy a home expect to see rates averaging 4.469% today, up 0.007 percentage points from a day ago.

Rates for other purchase loans were mixed, with the average rate for a 15-year fixed-rate mortgage increasing to 3.56% and the average rate for a 5/1 adjustable-rate mortgage dipping to 3.222%.

Homeowners looking to refinance existing mortgages, will also see mixed rates. The average rate for a 30-year refinance loan moved lower to 4.545% while the rate for a 15-year loan increased to 3.644%. A 5/1 ARM is averaging 3.281%, down from yesterday.

Money's daily mortgage rates reflect what a borrower with a 20% down payment and a 700 credit score — roughly the national average score — might pay if he or she applied for a home loan right now. Each day's rates are based on the average rate 8,000 lenders offered to applicants the previous business day. Freddie Mac's weekly rates will generally be lower, since they measure rates offered to borrowers with higher credit scores.
