Today's average rate for a 30-year fixed-rate loan is 3.263%, up for the second day in a row. The rate for a 15-year loan, however, ticked down to 2.362%. Rates for other loan types were mixed as well, with the biggest change occurring with the 10/1 adjustable-rate mortgage, which jumped 0.712 percentage points.

Although rates are slightly higher today, borrowers with strong credit can still find and qualify for very attractive rates for either a home purchase or a mortgage refinance.

Money's daily mortgage rates reflect what a borrower with a 20% down payment and a 700 credit score — roughly the national average score — might pay if he or she applied for a home loan right now. Each day's rates are based on the average rate 8,000 lenders offered to applicants the previous day. Freddie Mac's weekly rates will generally be lower, since they measure rates offered to borrowers with higher credit scores.

Fixed-rate mortgages are popular among borrowers thanks to their steady interest rates and monthly payments. Of all the fixed-rate loans, the 30-year mortgage is the most common because its long payback time means the monthly payments will be lower than a shorter-term loan. The interest rate will be higher though, so you'll pay more for the loan over time in the form of interest.
